This website (weeam.info) and the products sold on it are operated by WEAM ELNAGGAR REAL ESTATE, a real-estate brokerage licensed in Dubai, United Arab Emirates, holding RERA licence number 1196276. The owner is Weeam El Naggar, known in the market as «العرّاب» — the Real Estate Godfather.

These terms apply when you use weeam.info, create an account here, or buy anything sold here. Creating an account requires you to tick that you agree to them; buying something confirms it again.

If you do not agree with any of this, the honest answer is not to buy — and if you have already bought, the guarantee below is exactly what it is for.

These terms are published in English and Arabic. Both versions describe the same agreement. If a difference between them ever matters in a dispute, [TO BE COMPLETED: confirm with counsel which language version prevails, and state it here].

Prices shown on the site are in US dollars unless stated otherwise, and the price that applies is the one the server resolves at checkout — a price is never taken from your browser. Prices, contents and availability can change; the change does not affect anything you already bought.

Some products are marked "coming soon". A product marked that way is not on sale and nothing on this site is an offer to sell it yet.

You need an account to read what you buy. When you create one:

• Give real information. The name, email, phone number and nationality you enter must be your own and correct — we use them to reach you about your purchase and, in a regulated real-estate business, to know who we are dealing with.
• Keep your password to yourself. You are responsible for what happens under your account. Tell us at info@weeam.info if you think someone else has access.
• One account per person. An account is personal. Sharing credentials so that other people can read what you bought is a breach of these terms and of the licence below.
• You must be at least 18.

We may suspend or close an account that breaks these terms, that is used to redistribute the content, or that is used fraudulently.

Buying a book, a course or an advisor plan buys you a LICENCE TO READ AND LEARN. It does not transfer ownership of anything.

Specifically, you get a personal, non-exclusive, non-transferable, non-sublicensable, revocable licence to access and use the content on this platform, for your own learning, for as long as we make it available.

YOU MAY NOT: resell, rent, lend, sublicense or otherwise transfer your access; share your login; copy, republish, post or upload the content anywhere else; record, screen-capture or re-host the videos; translate or make derivative works from it for distribution; use it to build a competing product or a training programme; scrape it in bulk by any automated means; or use it, in whole or in part, as training data for an artificial-intelligence model.

Quoting a short passage with attribution, and using what you learn in your own business, are both completely fine — that is what it is for.

If access to a product ends (see "Suspension and termination") the licence ends with it.

The books, the course videos and worksheets, the written material, the frameworks, the case studies, the site design, the brand names and the logos are owned by WEAM ELNAGGAR REAL ESTATE and Weeam El Naggar, or licensed to them, and are protected by copyright and trademark law.

Nothing you buy, and nothing on this site, transfers any of that to you beyond the licence described above.

What YOU write stays yours: notes, bookmark labels, worksheet answers and reviews you publish remain your content. By publishing a review here you give us permission to display it on the site alongside your display name.

Paid advisor plans and consultations are not covered, because that work is delivered the moment it starts.

HOW TO USE IT. Go to /refund, give the email you paid with, pick the line that fits, and send it. You will have a decision within 2 business days. Approved refunds go back to the card you paid with, through the same payment provider.

WHAT HAPPENS TO ACCESS. When a refund is approved, access to the refunded product is withdrawn. That is the trade: you keep the money, we keep the book.

IF YOU LIVE IN THE EU OR THE UK. Distance selling there gives you a 14-day right to withdraw. The law allows digital content to be excepted from it, but only where the buyer gave express consent to start access immediately AND acknowledged thereby giving the right up. Our checkout does not ask you for that acknowledgement: you accept these Terms and Conditions (the full statement opens from the link beside the box, before you pay) and you ask for immediate access, and your purchase confirmation repeats that acceptance back to you — so your 14-day right is untouched. Our guarantee is longer and asks less of you; where the two differ, you get whichever is better for you.

Nothing in this section limits any right you have under UAE consumer-protection law, or under the consumer law of the country you live in, that cannot be given up by contract. Under UAE Federal Law No. 15 of 2020 a condition that exempts a seller from its obligations under that law is void, and we do not ask you to accept one.

THE ADVISOR IS AN AI. When you use it, your questionnaire answers are sent to Anthropic's Claude models, which generate a written plan from your answers, the brokerage's own project data and its market figures. The output is generated text. It can be incomplete, out of date or simply wrong, and it has not been reviewed by a human before you see it.

Treat the plan as a starting point for a conversation, not as a recommendation to buy a specific property. Every figure in it must be verified against official sources before you act on it, and the property market moves faster than any generated document.

Advisor credits are consumed when a plan is generated, and are not refundable.

CONSULTATIONS are professional time, booked and paid for separately. A consultation is advisory discussion; it is not a brokerage engagement, and it does not create one. Consultation fees are not covered by the guarantee.

Buying a book, taking the course, or generating an advisor plan does NOT create a brokerage relationship, an agency, a fiduciary duty or any obligation to act on your behalf. No agent-client relationship arises from reading anything here.

If you go on to engage the brokerage for an actual property transaction, that is a separate engagement, governed by its own signed agreement and by the rules that apply to licensed brokers in Dubai and the United Arab Emirates.

Where the platform names or shows specific projects or developers, it does so as illustration and as part of the brokerage's own catalogue — not as an endorsement of any project as suitable for you.

Use the platform for what it is for. Do not:

• share, resell or publish the content, or your access to it;
• attempt to break, probe or circumvent authentication, payment, access control or rate limiting;
• automate access, scrape content in bulk, or run load against the site;
• upload or submit anything unlawful, abusive, defamatory, or infringing someone else's rights — including in reviews and free-text fields;
• impersonate anyone, or sign up with someone else's details;
• use the platform, or anything on it, to mislead other people about property.

We may remove content, withdraw access, or close an account for any of the above. Serious cases will be reported to the relevant authorities.

We work to keep the platform available, but we do not promise uninterrupted or error-free access. Maintenance, provider outages, and changes beyond our control all happen.

We may change, add to, or withdraw features, and we may update or correct the content of a book or a course — improving a chapter is normal and does not entitle you to anything beyond the guarantee.

If we permanently withdraw a product you have bought outright, we will tell account holders who own it and deal with it fairly.

Payment is taken on the payment provider's own hosted page. Your card details are entered on their systems and are never received or stored by this site.

The price charged is the price the server resolves for the product at the moment of checkout, in the stated currency. Your bank or card issuer may add a currency-conversion fee — that is between you and them.

Any taxes or duties applicable to your purchase in your own country are your responsibility unless we are legally required to collect them.

Access is granted when the payment provider confirms the payment. If a payment is later reversed, disputed or charged back, access to the product may be withdrawn while the matter is resolved.

To the fullest extent permitted by the law of the United Arab Emirates:

• The platform and its content are provided on an "as is" basis for educational purposes, without warranties of any kind beyond those that cannot lawfully be excluded.
• We are not liable for investment losses, lost profits, lost opportunities, or any indirect or consequential loss arising from decisions you make after using this platform.
• Where we are found liable despite the above, our total liability to you is limited to the amount you actually paid us for the product the claim relates to, in the twelve months before the claim.

Nothing here excludes liability for fraud, for fraudulent misrepresentation, or for anything else that cannot be excluded under UAE law — including your rights under consumer-protection law.

You agree to be responsible for claims that arise from your own breach of these terms, in particular from redistributing content you were licensed only to read.

YOU can stop using the platform at any time, and can ask us to close your account — see the Privacy Policy for exactly what closing an account removes.

WE may suspend or close an account, and withdraw access to purchased content, if these terms are breached — in particular by sharing or redistributing content, by fraudulent payment, or by abuse of the platform or its people.

If we close an account for a breach, we are not obliged to refund it. If we close an account for our own reasons and you have unused paid access, we will refund the fair unused part.

The sections on intellectual property, disclaimers, limitation of liability and governing law survive the end of your account.

We may update these terms. The "last updated" date at the top of this page changes when the published text changes.

For a material change, we will make a reasonable effort to tell account holders by email before it takes effect. Continuing to use the platform, or buying again, after a change means the updated terms apply to you.

The terms that applied to a purchase at the time you made it continue to govern that purchase where they gave you a better position.

These terms, and any dispute arising out of them or out of anything bought here, are governed by the laws of the United Arab Emirates and, where applicable, the laws of the Emirate of Dubai — including the rules applying to licensed real-estate brokers and the UAE's consumer-protection and personal-data regimes.

We would rather solve a problem than argue about it. Write to info@weeam.info first; a person will read it.

If that does not settle it, the courts of Dubai, United Arab Emirates, have jurisdiction. [TO BE COMPLETED: OWNER DECISION — forum. Our recommendation is to keep the onshore Dubai courts and to write that in plainly, for three reasons: the selling entity is an onshore Dubai company licensed by RERA, so an onshore court is where its licence, its records and any regulatory question already sit; the products cost US$7–47, and a DIFC or arbitration clause costs more to invoke than the goods are worth, which makes it a barrier to the customer rather than a protection for us — and a term that in practice denies a consumer any real remedy is the kind of term UAE Federal Law No. 15 of 2020 Art. 21 treats as harmful and void; and a consumer's own local forum rights are not displaced by this clause anyway, so an exotic forum buys nothing. Confirm this with UAE counsel and then state the chosen forum here].
